How do you determine how much a site is worth? Or how much its worth to buy it for?

Do you go by something like (Monthly Revenue) X (10 Months) = Site Value

Or more than 10 months?

Or what other methods do you use?

when i buy or sell a site, i initially judge the value by yes, the current profit, but also by the name. is it catchy, is it popular, that kind of thing. it also helps to see what back cost that site might have, like dues for advertising or others, that they might not tell you about.

10 x profits (monthly) is pretty standard but you also have to consider if it's got unique coding, an established brand, potential for higher revenues, etc. There are also people dumping sites because their revenue might tank.

I never bought a site or made an estimation for the price. I would make a calculation based on the revenue, content, design (unique theme) and would try to see if I could develop it to earn more.
